I own a small atypical house that I want to sell. May I introduce it in3 rather than in m2 in my ad to make it more attractive?

Yes, you have the right to do so, like selling a very small unit. However, your buyer, if he wishes to rent it, will have to comply with the regulations on the decency of the housing.
Since a decree of January 2002, small-scale property can only be rented (or made available free of charge) if the dwelling has at least one main room with:
or a living space not less than 9 m2 and a ceiling height of at least 2,20 m;
if the dwelling has more than one main room, the area of at least one of the main rooms must be greater than 9 m2, other dwelling-rooms may not have an area of less than 7 m2 and the ceiling height shall not be less than 2,20 m;
if the housing comprises a single main part, the surface area of the main part must be at least equal to 9 m2 and the ceiling height shall not be less than 2,20 m.
