When do you want to rent a house bought with a PTZ or a conventional loan?

It is possible to rent the accommodation purchased with a PTZ or a PAS or a conventional loan, but under certain conditions. These conditions depend in particular on the date of obtaining the loan.
Please note
a loan agreement may also be signed to purchase a rental unit, provided that the rental unit is main residence of the tenant.

Loan obtained since 2016
In the 6 years following the payment of the loan
You can lease the unit within 6 years of the date of payment of the loan, if the following 2 conditions are met:
- You are in a special situation
- You respect specific leasing rules
Special situation
You must be in one of the following special situations:
- The home will become your principal residence upon retirement, which will take place in less than 6 years (less than 12 years after the loan is paid)
- You're in professional mobility. As a result, your new (one-way) trip between your place of business and the financed accommodation is at least 50 km or represents a transport time of at least 1 hour 30 minutes.
- You divorce or terminate your Civil partnerships: titleContent
- You are disabled or incapacitated and you have a disability card
- You have been unemployed for more than a year and your situation is evidenced by your registration in Pôle emploi
Specific Lease Rules
You must follow all of the following rules:
- The total rental period of the accommodation cannot exceed 6 years
- The dwelling must be used as the principal residence of the tenant. The accommodation cannot be rented for use as an office accommodation or as a tourist furniture or as a second home.
- The rent does not exceed rent ceilings for social housing (type PLS)
- The tenant's resources at the time of signing the lease must not exceed resource ceilings for obtaining social housing of type PLS
Warning
you are obliged to inform your bank of the rental of the accommodation. If you receive APL: titleContent for this accommodation, you must inform the Caf: titleContent (or MSA: titleContent if you depend on the agricultural plan).
More than 6 years after payment of loan
Accommodation purchased with a PTZ: titleContent or an agreed loan or NOT: titleContent can be rented.
Loan obtained before 2016
More than 6 years after payment of loan
You can rent the house after the 6 years following the date of payment of the loan, provided you have the agreement of your bank.
To do this, you must send a letter to your bank. This letter should explain your situation (reminder of the loan and the accommodation concerned) and ask her if she does not object to the rental of the accommodation.
If the bank agrees, the loan (NOT: titleContent, PTZ: titleContent or agreed loan) can be maintained and the rental of the accommodation is free.

You can rent the house before you have paid the loan in full, if you meet the following 2 conditions:
- You are in a special situation
