MaPrimeRénov' Condominium: aid increases

MaPrimeRénov’ Condominium allows you to receive financial assistance for work carried out on the common areas of your condominium or on private areas declared to be of common interest. The amount of aid you can receive has been increased for 2024.

If you are a co-owner, you can benefit from MaPrimeRénov’ Co-ownership regardless of your situation (whether you occupied your property or rented it out), and regardless of your level of resources. With this scheme, you can obtain financial assistance for:

  • exterior insulation work;
  • a change in district heating;
  • ventilation work;
  • the replacement of windows by double glazing (the general assembly of your condominium can indeed vote on “works of common interest” affecting the private parts);
  • etc.

Until the end of 2023, the financial assistance amounted to 25 % of the duty-free (HT) amount of the works. In 2024, it is:

  • 30 % of the net amount of the works, if the renovation results in an energy saving (the difference between pre-works and post-works energy consumption) of at least 35 %;
  • 45 % of the net amount of the works, for energy saving renovation of at least 50 %.

You can also receive an additional 10% of the cost of the work if it allows your building to move from being a heat strainer (a house classified as F or G in terms of energy performance diagnosis - EPD) to EPD level D.

If you are part of a household with modest or very modest resources, you can also benefit individually from an additional premium of €1 500 and €3 000 respectively. To find out the category to which your household belongs, you can consult the 2024 National Housing Agency Schedule.

The amount of the aid MaPrimeRénov’ Co-ownership may not exceed € 25 000 per dwelling (including if you benefit from the “exit from thermal colander status” bonus and the additional premium for households with modest or very modest resources).

Please note

if your condominium is one of the ‘fragile’ ones, you can receive additional aid amounting to 20 % of the cost of the works (subject to the ceiling of up to €25 000 in aid). A condominium is considered fragile if its unpaid rate of condominium charges is greater than 8% or if the building is in a neighborhood "New National Urban Renewal Program" (NUNRU).

What are the conditions for benefiting from MaPrimeRénov' Co-ownership?

In order to benefit from the MaPrimeRénov' Co-proprietorship scheme, it is necessary in particular to:

  • your condominium was built at least 15 years ago;
  • be registered and updated in the national register of condominiums ;
  • you have carried out an energy assessment of the condominium;
  • that you have recourse for the works to project management assistance;
  • that you have recourse to a supervisor if the work exceeds €100,000;
  • the work is carried out by a recognized environmental professional;
  • your condominium is composed of at least 65% principal residences if it has 20 lots or less, or at least 75% principal residences if it has more than 20 lots (a lot is the result of dividing a building into several co-owners);
  • that the proposed works will enable your condominium to achieve an energy gain of at least 35% (with the exception of condominiums located in the Overseas Territories which are subject to special regulations).

What steps should be taken to receive the aid?

MaPrimeRénov’ Co-ownership assistance must be requested by your co-ownership trustee with the National Housing Agency ; there is only one application for aid to be submitted for all co-owners. As a co-owner, you can contact your co-ownership trustee about this arrangement, or inquire with your union council.

The planned works must be voted on at a general meeting of your condominium. Your condominium trustee receives the grant after the work has been carried out, and then distributes it among the condominiums according to each owner’s share (the share is all the common areas, services and equipment of a property allocated to each owner).
