Can you settle a caravan or mobile home in your garden?

For a caravan, the rules to follow depend on how long it takes to install in your garden. However, in the case of a mobile home, its installation in your garden is forbidden, whatever the envisaged installation time.

Caravan

Less than 3 months per year

You can settle a caravan in your garden without city planning authorization if you do not use it as a home or as an annex to your home.

The caravan must permanently retain its means of mobility (wheels, traction bar, etc.) in order to be able to leave its location at any time.

Warning  

local city planning regulations (local city planning plan or municipal map) may impose specific restrictions in the event of installation of less than 3 months. To find out, you must contact the city planning department of your city hall.

The Advance Declaration (AD) may be made by:

  • Owner(s) of the land or their agent
  • Persons authorized by the owner(s) to carry out the work
  • Co-indivisor(s) or their agent

When several persons lodge a prior declaration for the same project together, they fill in a supplementary form in which they give their identity and contact details.

Supplementary sheet / other applicants for the same project

Since 1er in january 2022, you can submit your application by dematerialized means according to the modalities defined by the municipality competent to receive it. Your file can also be submitted or sent by mail RAR: titleContent to the town hall.

Who shall I contact

The city hall issues you a receipt. It contains the registration number of your file and information allowing you to know the date from which the work can start.

This receipt states that, within 1 month from the filing of the file, the City Hall can notify a different time frame to start your work. She also has 1 month to inform you that your file is incomplete.

Form

When several persons file a prior declaration together, they attach a supplementary form in which they give the identity and contact details of each owner.

The RFP file includes the form with attachments depending on the nature of your project. One situational plan land within the municipality must be provided for all projects.

Depending on the nature of your project, you may be asked for additional parts, such as:

  • Ground plane if you are creating a new construction or changing the volume of an existing construction
  • Cross-sectional view of the ground if you build, for example, a buried pool that changes the profile of the land
  • Plan of facades and roofs for example, to install a roof window, or to create a door

Depending on the situation of your project, the City Hall may ask for additional documents, a list of which can be found in the "attachment deposit slip" of the form.

You must also complete the declaration of the elements necessary for calculating the charges which is part of the advance declaration form. It is on the basis of this declaration that the development tax or the sub-density payment for which you may be liable.

The application shall consist of the following documents:

  • 2 copies of the advance work declaration form and accompanying file
  • 2 additional copies of the site map within the municipality
  • 2 additional copies of the ground plane of 3-dimensional dimensioned constructions when you create a new construction or change the volume of an existing construction
  • 2 additional copies of the section plan when the project changes the profile of the land

Additional copies of the RFP and attached file are required if your project is located in a protected area (remarkable heritage sites, around historic monuments, classified or pending site, nature reserves, areas intended to be classified in the heart of a future national park and the heart of the defined national parks).
