Which city planning authorization for an enlargement or elevation?

Do you want to expand or raise your house? You will create a surface and change the exterior appearance of your building. An application for authorization is required. We're presenting the regulations.
Depending on the situation of your land and the surface area of your project, you must submit a preliminary declaration of works or a request for building permit.
You must check whether your construction is in an urban area of a municipality covered by a MORE: titleContent or a Land Use Plan (SOP).
You also need to know if your land is located in one of the protected areas. These are the remarkable heritage sites, the approaches to historic monuments, classified or pending sites, natural reserves, remarkable spaces and coastal environments to be preserved.

General case
Your construction is located in an urban area of a PLU
The choice of city planning authorization depends on the surface area of your building.
Creation of 40 m² or less
An extension of more than 5 m² is subject to Advance Work Statement (AD) when sound ground right of way and sadness floor area are less than or equal to 40 m².
Warning
If the extension brings the total floor area of the building to more than 150 m after the work, the use of an architect is required to file a building permit.
Creation of more than 40 m²
Your project is subject to building permit when sound ground right of way or sadness floor area is more than 40 m².
Warning
Depending on the surface of your house before or after the work, the use of an architect may be required to file a building permit.

The choice of city planning authorization depends on the surface area of your building project.
Creation of 20 m² or less
A project of more than 5 m² is subject to Advance Work Statement (AD) when sound ground right of way and sadness floor area are less than or equal to 20 m².
Creation of more than 20 m²
Your project is subject to building permit when sound ground right of way or its floor area is more than 20 m².
Warning
Depending on the surface of your house before or after the work, the use of an architect may be required to file a building permit.
