Buying real estate requires certain precautions to be taken before, at the time and after the completion of my purchase. What steps should be taken? For what kind of property? With what kind of mortgage? Can I receive support, a tax credit?
Flat
Choice of apartment
- I inquire about the area of the property measured by the seller. This should appear as soon as promise of sale whether the accommodation is old or from reservation contract if the accommodation is new
- I'm asking the landlord for real estate diagnostics to be provided in case of sale
- I inquire about the condition of the common areas by asking the owner to consult the maintenance book building
- I'm looking into the descriptive state of the lot, the amount of co-ownership charges and payment for work voted on or likely to be voted on. I'm asking the landlord on minutes of the last general meetings of the co-owners and consultation of the co-ownership rules
- I check with the city planning Department of the City Hall to find out about the foreseeable evolution of the neighborhood and the public easements or city planning constraints that weigh on the housing
- I am inquiring about the expected amount of local taxes (housing tax, property tax)

if I am a tenant of a social housing (example: HLM), I can propose to buy the house I occupy to the organization that owns it.
Buying with a mortgage
- I calculate to know if I'm able to finance my real estate project with a mortgage
- I'm looking into the various mortgage loans
- I sign the loan offer
- I can give up my purchase (free of charge) if i don't get the loan
- If the sale does not take place, i can cancel the loan and repay the entire amount paid to me
Pre-Purchase Agreement
I inquire about the necessary steps to purchase a housing (and the purchase of a land if necessary). If I reach an agreement on the sale with the seller I may be asked to sign:
- Or, for a dwelling to be built, reservation contract (or preliminary contract)
- Or, for an existing dwelling, a promise of sale
Signature of the final sales contract
I sign before a notary:
