Buying real estate requires certain precautions to be taken before, at the time and after the completion of my purchase. What steps should be taken? For what kind of property? With what kind of mortgage? Can I receive support, a tax credit?

Pre-Purchase Agreement

I inquire about the necessary steps to purchase a housing (and the purchase of a land if necessary). If I reach an agreement on the sale with the seller I may be asked to sign:

I'm going to buy a detached house

  • If I buy in the old one, I inquire about the area of the property, knowing that the seller is not obliged to measure it (it does not appear on the promise to sell)
  • I can look at the cadastral documentation

Warning  

if the land is poorly demarcated, it is advisable to draw up a plan by expert surveyor.

  • I'm looking into the potential easements to which the immovable property is subject
  • I check that the purchase includes all related lots (cellar, garages...)
  • I check with the city planning Department of the City Hall to find out about the foreseeable evolution of the neighborhood and the public easements or city planning constraints that weigh on the housing
  • I am inquiring about the expected amount of local taxes (housing tax, property tax)

  • I'm checking in town hall on the specifications and subdivision regulations
  • I'm inquiring about the owners' union associate
